Following a successful tender CSBD were appointed to carry out fire damage repairs to a 5 bedroom modern property following an electrical fire.
The fire had started with a faulty light fitting and was unusual as although much of the smoke/fire damage was to the roof space it had also spread into the cavity of the main walls and was concealed from view. In addition, water damage from extinguishment had affected most of the property making this a full refurbishment.
One of the initial phases was to patiently take down sections of the internal cavity wall to determine the extent of smoke damage. Damaged areas were cleaned and sealed and insulation renewed before rebuilding the blockwork. This was a time consuming process as it had to be completed in small sections so as not to affect the structural integrity of the building. The extent of damage was also unclear until blockwork was being removed.
Following completion of the cavity work the roof structure was removed and rebuilt to include the bespoke dormers and individual rooms within the roof space. The roof had to be design and calculated methodically to ensure it incorporated the same living space as before whilst meeting current building regulations. CSBD worked closely with the Structural Engineer and Local Authority to ensure this was work was completed to the correct standard
Once the roof was complete works were completed throughout all areas to reinstate the property to its original condition. As part of the works we were commissioned privately to remove a wall between the kitchen and diner to create a large open plan kitchen space.
